CCDC 11

CCDC 11 is an industry standard form that has long been used for pre-qualifying general contractors and trade contractors, as a part or sole document requested in the RFQ.  CCDC members will discuss its use, examples of common supplementary information, and when a procurement authority may wish to create its own form.  The webinar will explain everything there is to know about the CCDC 11, including the two new sections on insurance references and health and safety.

Ready-for-Takeover Project Milestone Webinar

The 2020 edition of CCDC 2 ‘Stipulated Price Contract’ introduced the new Ready-for-Takeover project milestone, which triggers the handover of warranty, care, custody, and control of the project from the contractor to the owner. Attendees will learn why Ready-for-Takeover was created and the problems with using Substantial Performance for handover, the complete requirements for attaining Ready-for-Takeover, best practices for the application, verification, and acceptance processes, and how early occupancy by the owner is handled with this project milestone. CCDC authors will explain the Ready-for-Takeover milestone and how it will impact all construction contracts going forward.

Ce webinaire examinera la formule normalisée de contrat à prix coûtant majoré du CCDC qui est conclu entre le maître de l’ouvrage et l’entrepreneur général. Cette présentation expliquera quand utiliser le CCDC 3, ainsi que les défis que peuvent poser les contrats à prix coûtant majoré. Les auteurs du document analyseront en détail le profil de risque du CCDC 3 par rapport au CCDC 2 (entre autres, la correction des travaux défectueux et les travaux exécutés en sous-traitance), les coûts admissibles à un remboursement en tant que partie du coût de l’ouvrage, la base des honoraires de l’entrepreneur (pourcentage ou montant fixe), ainsi que le plan d’exécution de l’entrepreneur qui couvre le mode d’approvisionnement pour les travaux en sous-traitance, la planification et le coût des employés de l’entrepreneur, ainsi que les mouvements prévus de l’encaisse pour les paiements d’acomptes et les rapports sur les coûts.

CCDC 3

This presentation will review the standard CCDC cost plus prime contract between the owner and prime contractor. This will include explaining when to use CCDC 3 and the challenges that can arise with cost plus contracts. Among other topics, the document authors will provide a detailed analysis of the different risk profile compared to the standard CCDC 2 (including correcting defective work and subcontractor performance), what costs are eligible for reimbursement as part of the cost of the work, the basis of the contractor’s fee (percentage vs fixed amount), and the contractor’s execution plan, covering the procurement of subcontract work, use of the contractor’s own forces, and the anticipated cash flow for progress payments and cost reports.

CCDC developed the CCDC 31 to replace ACEC’s Document 31. Similar to other CCDC documents, CCDC 31 was developed with input from Owner representatives, providing a balanced approach in its drafting. This document also adopts standard CCDC terminology, found throughout the suite of CCDC documents.
